We stayed here for 5 days in March…4 adults and 3 kids. The house was really great and in a great location. It was such a nice, quiet setting in Akumal Sur….away from the more crowded beaches and condo complexes in Akumal but definitely close enough to walk…especially if you want to head down to see the turtles. Another big difference vs. the main beach in Akumal was the amount of seaweed. There was very little seaweed accumulation on the beach in front of the house….whereas in Akumal, there were crews of people working each day to take it away in wheelbarrows.
The drive to Tulum is no more than 20 minutes, so very convenient if you want to do a 1/2 day trip and not lose a full day to visit. We actually spent one day visiting Tulum, Solomon Bay (for lunch) and a cenote (Sac Actun) all in one day. There are several cenotes close to Akumal.
We loved the fact that we could snorkel right from the home’s beachfront. We also really enjoyed use of the kayaks and paddle boards. We ate 3 times away from the house (Taverna Akumal once and La Buena Vida twice) and would highly recommend both locations. We would also highly recommend asking Mirna to cook a meal at least once. She cooked 2 nights for us…chicken and pork pibil one night and Chile rellenos the other night. The food was all delicious.
Mirna and Luis are fantastic and were so helpful for any questions / needs we had, whether it be to get a taxi (to Tulum / airport), cleaning, cooking, etc.

Our stay ay Akumal Breakers exceeded my expectations. Walking out the sliding doors into the pool and straight to the ocean….with a stop along the way for a massage on the beach. Can’t imagine anything better. The house was beautiful and fit our needs very comfortably- 5 adults and 3 children. We all agreed after walking along the beach that it was the best house and best location.
The property was well kept, the location is amazing. Close to town, Very safe, and comfortable. We were fortunate to see turtles lay eggs and eggs hatch. Luis and Mirna are wonderful and are great cooks! We loved all the meals they prepared, especially the pork chops. Mirna and Luis were close enough if we needed help, but far enough to feel privacy. The house has all you need for a comfortable stay. Kitchen is equipped with all cooking utensils (pots and pans, etc.) We got in a bind one night as we forgot the house keys inside the house and it was Luis and Mirna’s day off, the owners were very helpful and friendly, made it so easy for us to get back in the house. We absolutely recommend this house, the pool is nice, the views are amazing and the house is super comfortable! Definitely going back!
Akumal Breakers was the perfect fit for three couples and two children. What a beautiful house and grounds. If we weren’t snorkeling directly off the beach, we were playing in the pool. Many good restaurants in the area, including La Lunita in Notrh Akumal and Cetli in Tulum. My grandchildren were so excited when the green sea turtles hatched under the moonlight…a magical experience. We were able to go on a nature tour by boat in the Sian Kaan Biosphere…I recommend Osprey Tours. Also, flyfished for bonefish in the same area.
Mirna and Luis are the kind husband/wife team that meticulously cleaned up after we made mess. They were very accommodating, but you hardly knew they were there.
Everyone in our party was sorry to leave. We had a magical vacation!
We stayed 6 nights Jan 2019. It was perfect. We absolutely loved Mirna and Luis. They are friendly and so helpful, but unobtrusive as well. Mirna made Pork Pibil for us and it was so yummy! We wished we had her cook again for us! We had 2 massages at the same time on the beach and we felt spoiled. They went out of their way to accommodate us on that.
The house is very spacious and beautiful. Beds comfy. Hot water in all the showers! We travel a lot down there so that is not always the case. Everything you could possibly need in the kitchen. We didn’t use the pool as the weather was not hot enough and pool is not heated. But all you need is the ocean😄 the snorkeling was really fantastic right off the beach. The stars from the roof top are mind blowing. This location is very convenient for all the activities in Quintana Roo. Restaurant recommendations where great. Definitely recommend Akumal Breakers.

Akumal Breakers is a perfect place for a family beach vacation in Mexico. The setting is beautiful. The location is convenient to the small town of Akumal and close to the bustling town of Tulum. The home is very well appointed and furnished and has all the conveniences of home. There are a lot of places to sit and read, by the pool or the ocean and, with reef shoes, you can snorkel in relatively clear water with a fair amount of coral and tropical fish. Our family of five had a relaxing vacation and would return.
This is a great property in a great location. We traveled with a 3 and 6 year old and they had a blast!
Akumal Breakers is a fabulous house in a beautiful location. The house was perfect for our two families and with both the beach and pool, offered lots to do as well as plenty of space to spread out and relax. It was an ideal jumping off point for local activities, but we didn’t need to leave the property to enjoy the area. The beach out front had the best snorkeling we’ve experienced. And we were amazed by the nesting turtles nightly! The owner was appreciably communicative and informative, and the staff were friendly and helpful. I highly recommend a vacation at Akumal Breakers!
I kept trying to book in Tulum for our family/friends fall break and couldn’t find a place with enough room and on the beach. Akumal Breakers was the perfect place for us! It was quiet, laid back, close to many restaurants in Akumal and a short drive to Tulum, the Mayan Ruins Coba, so may Cenotes and so many options for day trips!
I think the absolute highlight was watching a baby sea turtle that hatched in the back yard, hustle to the ocean to be with its family. It was a special trip. The house is great, plenty of room for everyone, 7 of us.
We snorkeled every day right in the reef behind the house, it was amazing, so many tropical fish, muy tranquil!
Myrna and Luiz take excellent care of the house and made some of the best dinners we had in Mexico!
I went ahead and warned the owner that she would be stuck with us! We will definitely be returning. The beautiful white sand beach and tropical trees sharing the back yard & pool. We loved the rooftop views and the staff was awesome. You can tell a great amount of love has gone into this home.
Friends and I had a wonderful time – the meals, massages, home and the view were impeccable. Lovely quiet gated beachfront road… Owner was abundantly helpful not only on the phone prior to our stay but with attention to the communication at the Villa. I cannot recommend highly enough….
From the beginning before arrival, we had great communication with the manager who helped us navigate all precautions regarding International COVID policies and also sent recommendations for groceries pre-stocking, chef services, transportation and tours/activities in the area.
The property was very safe, cleaned and well equipped with everything we could need including towels, toiletries, extra linens, power strips for plenty of charging options, complimentary water, beer and wine, beach towels, sand toys and kayaks/paddleboards.
The beach is gorgeous. We felt very safe the whole time. The property managers were knowledgeable and helpful. Check in was quick and easy.
We are already looking to come back again soon!
Our family of 7 (including 2 aged 90+) enjoyed a beautiful Christmas and New Years at Akumal Breakers. The home is comfortable, spacious, and perfectly appointed. Everything you might want is at your fingertips. The location is a dream, so beautiful and relaxing. The beach out our back door, the kayaks, stand up paddle boards, ample lounge chairs and hammocks with a view! Even a top deck for those who wanted to sunbathe with more intensity.
The staff, Mirna & Luis were accommodating and kind. We ate every meal at home and asked Mirna to “surprise us”. She did a fantastic job and my 90 year old Mother discovered her love of Mexican cuisine (Mirna’s cuisine!). Luis kept the grounds lovely and his evening cocktails were well received. A warm smile always greeting us.
It was a beautiful, magical vacation. We will all cherish the warmth & hospitality we enjoyed at Akumal Breakers.

This vacation rental is perfect. Absolutely beautiful and totally accommodated our diverse group of ten. Mirna and Luis were great and keep everything in order. Rooms are spacious and the beds very comfortable
The kitchen is beautifully organized and well equipped. Our own semi-private beach was beautiful with nice sand and snorkeling at our fingertips. The pool was perfect for the kids and the gardens have so many places to hang out

We loved the villa, the neighborhood and the beach just steps from the home!!!! It was a week of bliss and enjoyment with the family. The hosts were fabulous and gave us detailed instruction on all important items that helped us be well prepared for the trip. Lunda and her husband are fantastic hosts and we loved their willingness and availability to help us when we needed. We had a wonderful stay at Akumal Breakers. The home was very comfortable with ample space for our family of 8. It was great to be right on the beach, tucked away in a small community. The home is centrally located where we could easily get to Tulum, Playa Del Carmen, and not too far from the Cancun airport. The hosts were very responsive, had great communication, and went above and beyond to support our stay. The staff Luis and Myrna had impecable customer service, and went the the extra mile on many occassions. We had Myrna cook for us a couple of nights, and the meals were delicious. My only regret is not to have taken a few more days at the home to wind down and enjoy all that the home had to offer.
The property was perfect for our group of 9 (two families – 4 adults, 3 teens, and 2 pre-teens). Spacious and lovely, with beautiful mosaic windows, light and bright, and plenty of room for all to spread out, though we spent most of our time outdoors adventuring.
We snorkeled right outside in the bay and took advantage of kayaks and paddleboards. Hammacks outside were perfect for midday naps. Morning coffee among the palm trees followed by cocktails in the afternoon. Pool was refreshing and a welcome alternative to the sea. Everyone loved the outdoor shower and the BBQ outside stole the chef’s hearts of our husbands. Every day they talked about what to grill next!
Mirna and Luis are amazing – my son wanted to try one of the coconuts he found in the yard and Luis opened it for him. We requested Mirna and Luis to make a dinner meal for us and they overdelivered — we still talk about her cooking. We also asked for massages on the beach and it was an incredible experience.
Lunda was very communicative as well — we had a phone call prior to our arrival and she provided great info about the property and surrounding areas. She also let us construction started on the road to the airport and it was very welcome information — It took us 2 and a half hours to get to the rental car drop off! Plenty of time thanks to Lunda’s insight and communication with us.
Lastly, one of our favorite features of this property, of course, are turtle sightings. We loved checking out the turtle trails in the morning and “patrolling” the beach in the evenings.
I thought about a pros/cons list, but there aren’t any cons (other than no amount of time is going to be enough), so here is the list of my rec’s/Do’s/tips:
– Outdoor shower!
– Proximity to points of interests — cenotes, Tulum, Akumal Pueblo/beach, Cedraui, PDC…
– Walking the beach trail south (15 min), check out the Beached Bikini Bar (cash only)
– Walking the beach trail north to Lol-Ha and Akumal beach, – getting ice cream at Turtle Bay Bakery, shopping at the artisans’ co-op (45 min)
– Dining at La Buena Vida, La Cueva, and Taverna
– Bring water shoes – the trail is rocky and the beach out front of the house has rocks and coral (we had water shoes/socks and Crocs)
– Bug spray, sunscreen and hats — musts!
– Remove half of what you put in your suitcase — you won’t it — most of our time was spent in suitsuits
